Cancellation policy
Some customers have been placing orders "on a whim" then changing their minds. This has become very costly forcing us to adopt this “Cancellation Policy” to keep our pricing as low as possible for all. Reason; all orders are automatically processed through one of our secure merchant processors and sent to the supplier for shipment as soon as they are placed. During this process we incur irreversible fees. Therefore, while we understand that orders might need to be cancelled for various reasons, we are no longer able to offer a refund free of charge.
A cancellation request must be received with-in 72 hours of order placement and, if granted, will be accessed a 25% cancellation fee, up to a maximum of £20. Allow 5 business days for us to process your cancellation request while we investigate the status of your shipment with our supplier. If we authorize a refund, and are unable to intercept shipment with our supplier, by accepting the refunded amount you hereby agree to return the item(s) unopened at your expense to our customer service location at Maxmx, 34 Wood Road, Castlewellan, Co. Down, BT31 9LR
Even if a cancellation request has been received with-in the stated 72 hour time frame and we are unable to intercept or cancel that shipment with our supplier your cancellation request will be denied. No cancellation request will be honored after the 72 hour period and your only option at that point is to await delivery and return your unwanted item(s) in accordance with our Return Policy procedures stated above.

AN AGREEMENT made this ….. day of November 2009
BETWEEN: Dean Brown and Karen Brown of 49 Shimna Road, Newcastle (hereinafter called “the Landlords”) of the one part and …………………………………………………….of ……………………………………………………….together with …………………………………of …………………………………………(hereinafter called “the Tenants” of the other part):
WHEREBY IT IS AGREED:
1. The Landlord shall let and the tenant shall take the premises known as 1 Park Place, Ravenhill Road together with the Furniture Fixtures and Effects therein (see attached list)
(a) for a term not exceeding 3 months from the 5th day of December 2009 terminable during the said duration by the non payment of rent in which case the premises must be vacated forthwith.
(b) the rent shall be at a rate of £500 per month payable in advance on the 1st of each month. 3 monthly payments of £500 commencing 5th December 2009.
(c) The Tenants paid to the Landlord a deposit of £500 on 4th December 2008 which will be refunded at the expiration or determination of the tenancy if the property is vacated by the tenants in the same condition as the date the agreement was signed. The property should be vacated to a satisfactory condition inside and outside.
2. The Tenants agree to pay the said Rent without deduction on the day and in the manner aforesaid. Rates, Service Charge and TV Licence included in above rent.
3. The Tenants agree not to make any alteration in or addition to the said premises.
4. The Tenants agree not to do in the said premises anything which shall be or may become a nuisance or annoyance to the Landlord or to the other tenants or occupiers of the premises.
5. The Tenants agree not to keep any domestic pets in the premises.
6. To keep during the tenancy hereby created the said Demised Premises and all fixtures, glass and additions thereto in good substantial and tenantable repair and condition and for this purpose shall carry out all such repairs as may be necessary whether by reason of fair wear and tear of the premises or otherwise. All such repairs shall be completed before the key is delivered to the Landlord or Agent. The liability of the tenant to repair shall include cleansing and relieving of drains and sewers and the payment to the Landlord of the cost of carrying out work required by the appropriate Sanitary Authority to be carried out by the Landlord.
7. The Tenants agree not to assign underlet or part with the possession of the said premises or any part thereof or make any alterations to the structure without the previous consent in writing of the Landlord and not to carry on any profession, trade or business in the said premises not to let apartments or receive paying guests therein nor to place or exhibit any notice board or notice for any purpose other than as a residence and not to use or have any boarder or lodger therein nor permit persons of a character reasonably objected to by the Landlord to reside therein or resort thereto, nor hold nor allow to be held any Auction of Furniture or other goods therein.
8. The Tenants agree to permit the Landlord and the Landlord’s Agents by appointment at any reasonable time to enter to view the state and condition of the said premises and also permit the Landlord and his Agents and workmen and those of water, telephone, gas and electric undertakings at any time or times during the said term at any reasonable hours in the daytime to enter upon the premises for the purpose of executing repairs or alterations.
9. The Tenants agree to pay for all charges for gas, oil, electricity and telephone in respect of the term of the tenancy and of any period in which the tenant has possession of the premises.
10. The Tenants agree to allow notices of “TO LET” or “FOR SALE” to be put in front windows and such other parts of the premises as the Landlord may select during the time the Notice to Quit is running, and the Tenants shall grant free admittance for the purposes of inspection to any person or persons who may be desirous of renting or buying the said premises and should the Tenants not allow such notices to be put up or interfere with on the said premises or not grant permission to inspect the same, then the Notice to Quit shall be at the discretion of the Landlord be null and void.
11. The Tenants agree to admit the right of the Landlords Agents to sign on the behalf of the Landlord Notices to Quit and other documents connected with this agreement.
12. The Tenants agree not to store any hazardous or inflammable liquid or substances on the premises nor do or permit any act which would affect or invalidate the Insurance on the premises.
13. If at any time during the term mentioned in condition thereof or during the continuance of this Tenancy the said rent shall not be punctually paid by the stipulations or conditions on the part of the Tenant herein contained shall not be from time to time duly performed and observed by him/her, then it shall be lawful for the Landlord at any time to terminate the said Tenancy by giving to the Tenants seven days Notice to Quit and to re-enter upon the said premises and immediately thereupon this Tenancy shall absolutely terminate but without prejudice to the rights and remedies of the Landlord.
14. The Landlord agrees that the tenants paying rent and performing the agreements by the Tenants herein contained may quietly possess without disruption and enjoy the said premises during the tenancy.
15. In the event of the said premises being wholly or partially destroyed by fire, Act of God or inevitable accident, the tenancy shall not determine if the Landlord agrees to reinstate the premises to the same order and condition as before the occurrence but the rent herein reserved, or a fair and just proportion thereof shall be suspended and cease to be payable until the premises have been restored, but the Landlord shall also have the option in the event of any such fire, Act of God or inevitable accident of determining the tenancy by giving to the Tenants one month’s notice from any date.
16. The Tenants agree to provide insurance for themselves and all contents within the premises and show certificate to Landlord.
